
This project converted a commercial retail unit into a licensed childcare centre within a newly constructed plaza. The work required a full change of use with necessary upgrades to permit the childcare use in a multi-unit retail building. Interior renovation had to meet Ministry of Education licensing requirements and Ontario Building Code (OBC) Part 3 provisions. The centre was planned for infant, toddler, and preschool programs, with space planning and building systems coordinated to support program delivery and inspection‑based approvals.

The unit was renovated as the base building shell construction was being finished. This required coordination of underground plumbing, in-unit fire alarm installation, and other building code required upgrades before completing the shell. Prescriptive licensing standards and OBC provisions shaped planning decisions, fixture counts, and room adjacencies. Sequencing prioritized review milestones so licensing and building approvals could proceed without rework.

The conversion delivered a licensed childcare facility (104 children) with code‑compliant life‑safety and accessibility provisions, program‑appropriate layouts, and clear circulation. The fit‑out integrated with newly constructed base‑building systems and plaza access, supporting reliable operations and inspection‑based approvals.
