Industrial Park - Building Repositioning Renovation

Context

This project addressed the exterior repositioning of two similarly constructed industrial buildings within an operating industrial park. The objective was to update aging façades to support leasing and condo sales strategies while improving compliance with current accessibility and Building Code requirements. Work was conceived as a base‑building upgrade independent of tenant interiors so that units could turn over without further exterior rework.

Architectural Scope

Architectural services focused on concept development through permit‑ready detailing for a coordinated exterior refresh:


  • Establishment of a uniform storefront module across units (glazing, mullion, and door locations)
  • Canopy and entrance upgrades to improve weather protection and wayfinding
  • Exterior finish updates (e.g., new horizontal/vertical bands, accent materials) to modernize dated façades
  • Barrier‑free improvements at entrances, including curb ramp transitions and paths of travel
  • Integration of new work with existing structure and envelope conditions
  • Documentation suitable for permit submission and construction pricing

Existing Conditions

All work was planned to proceed while businesses remained operational, requiring careful staging to maintain safe access and continuity of operations. The scope was shaped by Ontario Building Code Part 3 and accessibility standards, as well as by the need to coordinate across multiple unit entries and shared site circulation. Detailing emphasized repeatable solutions that could be applied park‑wide with minimal disruption.

Outcome

The repositioning scheme provided a repeatable façade and entrance standard that modernized the park’s appearance, improved accessibility, and supported leasing objectives without full redevelopment. The approach created a durable base‑building condition that can be implemented in phases as units turn over or as capital plans allow.
