Retail Plaza Exterior Renovation

Rendering of a retail plaza at night with uniformly illuminated signage.

Context

This project involved the exterior renovation of an existing retail plaza undergoing base‑building upgrades driven by leasing requirements and long‑term asset maintenance. The plaza remained operational throughout the work, requiring coordination with tenants and careful sequencing to maintain access and visibility.

The scope focused on standardizing the plaza’s exterior elements while addressing accessibility and Building Code requirements.

Key Conditions

  • Existing, occupied multi‑tenant retail plaza
  • Landlord‑initiated reinvestment tied to leasing strategy
  • Public‑facing work requiring uninterrupted pedestrian access
  • Ontario Building Code and accessibility compliance
  • Coordination with multiple tenant storefronts

Architectural Scope

Architectural services included the preparation of permit drawings and general review for Ontario Building Code compliance, with scope focused on base‑building elements rather than tenant interiors.

Typical work included:

  • Reconfiguration of storefront interfaces to establish a consistent layout
  • Introduction of a continuous canopy system
  • Exterior finishes and detailing upgrades
  • Accessibility improvements, including curb ramps and paths of travel
  • Coordination of work across multiple retail units

Existing Conditions

All work was carried out while the plaza remained open to the public. Sequencing and detailing were critical to maintaining tenant operations, minimizing disruption, and ensuring continued accessibility during construction. Exterior modifications were required to meet current code and accessibility standards while integrating with existing construction.

Outcome

The project delivered a coordinated exterior upgrade that supported leasing objectives, improved accessibility, and brought the plaza into compliance with applicable Building Code requirements. The work established a repeatable framework for future tenant turnover and incremental upgrades without requiring full redevelopment.
